for some good progress on the house yesterday -- rain gutters installed as well as the wrought-iron stair railings, stain work on all cabinets continues and tile laying preparation underway

I'm glad you're sober one more day too. I'd hate to have to come find you and kick your ass...I'm willing and capable of doing so, but I'm not sure where your new place is. I suppose I could just drive around with the picture you posted of the outside last week, and look for frustrated tile installers.
